Things you should know Single Family Homes

Section 8-We accept Section 8 vouchers from the Muskogee Housing Authority & the Oklahoma Housing Finance Agency (OHFA).  However, having a voucher does NOT guarantee approval. 

      

  • Home Sizes- MCCAF offers single family 3-bedroom homes with either a 1- or 2-bathroom layout.

  • Security Deposit- All homes have a $500 security deposit that is required prior to lease execution. 

  • Appliances- MCCAF provides the refrigerator, stove, and washer/dryer hook ups.

  • Lawn Care- Tenants are responsible for their own lawn maintenance. 

  • Utilities- The tenant is responsible for paying all the utilities and utility deposits.  Those utilities include gas, electricity, water, sewer, and trash. 

  

HUD & OHFA Regulations- The rental homes are regulated by the HUD HOME program.

  • Rent Rate- MCCAF complies with the HUD/OHFA approved rental rates. 

  • Eligibility- All applicants must meet HUD HOME eligibility guidelines. 

  • No Exceptions- MCCAF does NOT have the ability to make exceptions to HUD guidelines. 

  • Annual Household Recertification’s- All applicants must complete the annual recertification process.  

  • Student Status- Certain students are excluded from participating independently in the HUD housing programs.     

 

Occupancy Standards-

  • NO more than two (2) persons per bedroom

  • NO more than two (2) adults per home

  • NO more than six (6) persons per home

  • NO less than two (2) persons may occupy a single-family house unless the household qualifies as elderly (age 55 or older) or disabled under HUD regulations or guidelines. 

  • Unborn children ARE included for determining household size and occupancy requirements.  

  • Pets- No more than two pets are only allowed with an approved pet addendum and the appropriate pet deposit/fee.

Examples of some of the documents that Applicants can be required to provide as part of the application process:

  1. Driver's License(s)

  2. Birth certificate(s) 

  3. 2 months of Pay stubs

  4. 2 months of bank statements (checking, saving, cash app, Venmo, Paypal, etc)

  5. Divorce /Custody Agreement

  6. Social Security benefits statements

NOTE:

  1. Common household pets shall include domesticated dogs & cats kept for pleasure. No tenant shall have more than two pets. No fish, birds, turtles, snakes, lizards or rodents are allowed.

  2. The size of pet is not to exceed 50 lbs.

  3. Need current shot records

  4. A refundable $250.00 deposit is required for each pet.

  5. No more than 2 pets per household.

  6. All tenants and applicants will read and sign a copy of the pet addendum.

Single Family Home Requirements

Rental History:

  • Applicants must have no adverse rental history, including evictions, property damage, or lease violations.

  • All applicants will be verified through public court records.

  • Failure to disclose previous adverse rental history will result in automatic denial of the application.

 

Credit Score: 

  • The credit score must be at or above 550.

  • Applicants must have a favorable credit history.

  • MCCAF will perform a credit check through "Appfolio, Inc through Experian."

  • NO unpaid collection items for rent or utilities

  • NO more than 2 unpaid collection items.

  • NO undischarged bankruptcies.

Income Requirement:

  • Applicants’ total monthly household income must be at least two (2) times the monthly rent but not in excess of the maximum amount listed.

Current Job Stability:

  • Applicants (not receiving disability income for themselves or their dependents) are required to have a minimum of two years' experience with their current or previous employer(s).

Income Verification:

  • Applicants must provide documentation to verify ALL income received from sources such as employment, alimony, child support, pensions, social security, etc.

Criminal History:

  • MCCAF follows all HUD regulations related to criminal history and housing applicants.

  • A background check is performed on all applicants over age 18.

Student Status:

  • Certain students are excluded from participating independently in the HUD housing programs

Reasons for Denial of Application: (Not an inclusive list)

  • Failure to provide required supplemental application documentation

  • Failure to meet Low Income Housing Tax Credit (LIHTC) criteria

  • Incomplete or inaccurate information provided on application

  • Using profanity, threatening or hostile behavior with the management staff

  • Any applicant owing MCCAF or Hilldale Springs from a previous lease agreement
